How to use it
- Pick a calculator from the dashboard.
- Choose the financial year (FY 2024-25 or FY 2025-26). The "What's changing in FY 2025-26?" panel on the dashboard lists the differences between the two.
- Enter your figures with the sliders or by typing. Results and charts update as you go.
- Open the report to print or save it as a PDF, or copy a link that reopens the calculator with the same inputs.
Method and assumptions
- Income tax uses the resident tax brackets for the chosen year, the 2% Medicare levy above the low-income threshold, the Medicare levy surcharge for residents without private hospital cover, and HELP/HECS repayments.
- Borrowing power works from each applicant's after-tax income, counting 80% of bonus income and 80% of rental income by default. Living expenses are the higher of what you declare and an indicative Household Expenditure Measure floor, and each credit card limit counts as a 3% monthly commitment. Repayments are assessed at your rate plus APRA's 3% serviceability buffer, and the loan is capped at six times gross income. LMI is a rough estimate by LVR band.
- Stamp duty applies each state and territory's schedule and first home buyer concessions, and checks First Home Owner Grant eligibility.
- Superannuation uses the Superannuation Guarantee rate for the chosen year (11.5% or 12%), the $30,000 concessional cap and annual compounding after tax.
Questions
Is this financial advice? No. The figures are estimates. Banks use their own serviceability models, and tax and super rules change. Check with the ATO, your state revenue office or a licensed adviser before you decide.
Is my information saved? Inputs are not sent anywhere. A copied link stores the inputs in the link itself, and the NPV calculator keeps any projects you save in your browser.
